Example inspection report
Illustrative sample, not a real client report
Mike emails your report as a PDF with color photos, red arrows pointing to the defects you can see, and a plain-language explanation of each issue.

Michael Sedillo Property InspectionsSummary of findings
Example only. Categories shown are illustrative; a real report uses Mike's own wording.
| # | Area | Priority | Finding (example) | Suggested next step |
|---|---|---|---|---|
| 1 | Attic | Safety | exposed wiring near the attic hatch | Licensed electrician to evaluate |
| 2 | Roof | Repair | displaced roof tile | Roofing contractor to repair |
| 3 | Exterior | Maintenance | trim paint wearing at the balcony | Seal and repaint |
| 4 | Pool | Evaluate | pool equipment referred to a pool contractor | Pool contractor to evaluate |
Priority labels are an illustrative example of how a report can group items.
Findings with photos
1Example: exposed wiring near the attic hatch
Safety Attic
Fictional example. In a real report, Mike would describe what he observed, why it matters, and what he recommends, such as having a licensed electrician correct and cover the connection.
Example photo2Example: displaced roof tile
Repair Roof
Fictional example. A loose or displaced tile can let water in. A real report would note the location, the observed condition, and a recommended repair by a roofing contractor.
Example photo3Example: trim paint wearing at the balcony
Maintenance Exterior
Fictional example. Worn paint on exterior wood trim should be sealed and repainted to keep moisture out. A real report would show the exact location with an arrow like this one.
Example photo4Example: pool equipment referred to a pool contractor
Evaluate Pool
Fictional example. Mike does a general visual inspection of the pool as part of the home inspection. Anything that needs a closer look would be noted and referred to a pool contractor.
Example photoPhotos are generic stock images used only to demonstrate how arrows call out an area of concern. They do not depict a real finding.

What a report can't do
A home inspection is a visual examination of the home's condition on the day of the inspection. It can minimize your risk but cannot eliminate it, and it doesn't predict future conditions.
It is a general visual inspection: Mike reports what he can see. Items that are hidden, covered or not readily accessible can't be evaluated, and anything that needs a closer look is referred to the right specialist.
