Home inspection FAQ
Straight answers about what Mike inspects, what it costs, and what to expect.
What does a home inspection cover?
A home inspection is a non-invasive visual examination of a home, designed to identify material defects in specific components. A standard inspection typically covers the roof, exterior, foundation and structure, heating, cooling, plumbing, electrical, fireplace, attic and insulation, and doors, windows and interior.
Mike also checks things like the driveway, walkways, gates and fences, faucets, outlets, water pressure, garage and garage door opener, and the furnace and A/C operating temperatures.
Will an inspection find every problem?
No. A home inspection reflects what is visible and apparent on the day of the inspection. Mike can minimize your risk but cannot eliminate it. As he says, he hasn't yet found a defect-free house, and almost every time he finds something he hasn't seen before.
Should I be there for the inspection?
Yes, you're welcome and encouraged to. You can ask questions, learn how the systems operate, and see up close what the inspector sees. That makes the report easier to understand later. When he's done, Mike walks you through the house and shows you what he found, good and bad.
What will my report look like?
Mike emails you a PDF with a narrative explanation of the issues, color photos, and red arrows pointing to defects you can see. He writes in language you can understand and gives you a clear, concise list of the items to pay attention to. Ask him for a sample report.
How much does a home inspection cost?
Pricing is based on the square footage of the house. Call or text (949) 728-8292 for a quote. See the pricing page. Payment is by Cash, Check or Zelle.
Will you tell me not to buy the house?
Mike never condemns a property. Many people buy fixer-uppers to save money, so he lists the items that need attention and, when appropriate, as a contractor, discusses how they should be repaired. Everything is fixable.
Do you also tell me what repairs might cost?
Mike tells you what needs repairing and about how much it will cost. If the seller is participating in repair costs, this can help you negotiate. If not, at least you'll know what you're getting into.
Do you inspect pools?
Yes. Mike does a general visual inspection of the pool as part of the home inspection.
What isn't covered in a standard inspection?
Under the standards Mike follows, items such as septic systems, sprinkler systems, underground items, solar systems, and walking on roof surfaces are not part of a standard inspection, and conditions that aren't readily accessible may not be inspected. Pools get a general visual inspection. Ask Mike about your property.
What types of inspections do you do?
Buyer inspections, pre-sale inspections, insurance inspections, code-compliance inspections, construction-progress inspections, and new-home inspections before escrow closes. Pools get a general visual inspection as part of the home inspection. Mike is also an expert witness for construction-defect litigation and building code conformance. See services.
Do you offer a military discount?
Yes, 10% off all home inspections.
Do you offer a guarantee?
Yes, a 100% Guarantee. If you are not happy with Mike's home inspection services, he will refund your money.
