14 COMMON ISSUES FOUND IN PROPERTY INSPECTIONS THAT CAN
BE FIXED BEFORE THE INSPECTION WITHOUT SPENDING A BUNDLE
1. Install GFCI electrical outlets within 6 ft. of all kitchen and bathroom sinks.
2. Change the angle stops under kitchen & bathroom sinks & behind toilets if
they are corroded or leaking.
3. Apply Henrys black roof mastic to the cracked areas of the roof around vent
pipes.
4. Install earthquake straps on the water heater.
5. Install a drip pan under the water heater if it is next to a living wall.
6. Make sure all light bulbs work.
7. Tighten all toilets to the floor.
8. Replace hose faucet bibs if they are leaking.
9. Adjust gate latches to open and close easily.
10.Install smoke detectors in the hallway and in every sleeping room.
11. Replace damaged or missing window screens.
12.Replace missing or broken electrical outlet and light switch cover plates.
13.Replace dirty furnace filters.
14.Make sure the gas, electricity, and water is turned on.
